What is Asbestos

Asbestos is a naturally occurring mineral and is a fibrous material (many small fibres) that have been used in a variety of materials thousands of years.

Asbestos containing materials have desirable physical properties and qualities with heat insulation, sound dampening and fire resistance.

These properties made asbestos a popular building material for many years, most commonly between the years of 1940’s to the 1990’s.

Inhaling asbestos fibres is extremely dangerous to your health and can cause serious illnesses, including lung cancer, mesothelioma and asbestosis (a type of pneumoconiosis).

The most common types of asbestos fibres likely to be found in the home or building are:

  • DO leave it alone, do not disturb the asbestos-containing material in any way. The risk of exposure is reduced if the asbestos-containing materials are not disturbed.
  • DO clearly communicate that asbestos may be present to the occupants.
  • DO contact a certified asbestos surveyor to take samples of materials that may contain asbestos. A third-party asbestos laboratory will be able to test and verify if the material contains asbestos or not.
  • DO obtain a written evaluation from the asbestos surveyor noting the location of asbestos, its extent of damage and the recommendations for maintenance or removal.
  • DO employ a qualified asbestos removal contractor. Avoid any conflict of interest by hiring an independent asbestos removal contractor from the asbestos inspector that tests the samples.
  • DO obtain a written contract prior to the start of any asbestos removal work.

Don’ts with Asbestos

  • DO NOT remove any potential asbestos-containing materials yourself, this can result in asbestos fibers becoming airborne.
  • DO NOT dust, sweep, or vacuum debris that may contain asbestos.
  • DO NOT tear, sand, scrape, or drill holes in asbestos materials.
  • DO NOT attempt to level or remove asbestos flooring or its backing.

What is the difference between friable & non-friable asbestos?

Non-friable asbestos, also known as bonded asbestos or Class B asbestos, is commonly bonded into a solid material, such as cement sheets, textured coatings, and vinyl floor tiles. If kept in good condition and undisturbed non-friable asbestos-containing materials can be a lower health risk as they will not release asbestos fibres into the air and environment. Over time, non-friable asbestos can become friable if it incurs damage for crumbles causing asbestos fibres to be released.

Friable asbestos is also known as Class A asbestos, it can be damaged or disintegrated easily and reduced to dust through simple hand pressure alone, making friable asbestos prone to releasing dangerous asbestos fibres. Common friable asbestos materials can be found as thermal insulation, sprayed coatings, pipe lagging and insulation boards.

Where does asbestos get disposed?

In New Zealand asbestos is required to be disposed of at an authorised asbestos disposal site that is authorised under the Resource Management Act 1991 to receive asbestos waste.
